Top tips for maintaining your patio during the rainy season

Published on 19 Sep 2023

There’s a lot to love about spring: beautiful flowers, chirping birds, and the promise of warmer days. But, with this beauty comes the downpour of rain — a challenge for your home patio's condition

Whether a gentle pitter-patter or a torrential drench, the season’s rainfall can damage the quality of your outdoor flooring, furniture, and decor, putting their durability and safety to the test. The good news is that there are plenty of patio maintenance tips available when the sky turns grey.

Your property inspiration

“This four-bedroom house in Hersham is undoubtedly one of the finest properties on the Groot Brakrivier coastline,” says property practitioner Peter Barton-Hill. “It offers panoramic views of the Island, river, and Indian ocean — perfectly captivating if you’re looking for a luxurious private home or holiday retreat.” As part of the home’s “generous outdoor entertainment areas”, it boasts an exceptional patio. An elegant wooden deck area flows effortlessly from a pristine pool, making this the spot for a joyful splash or soaking in some warm rays. The owner has clearly taken steps to ensure the surfaces remain in good condition and removed the sun lounger cushions to protect them from inclement weather.

Patio Maintenance

How to maintain your patio for wet weather

It's well worth the effort to protect your patio against moisture damage, especially as an important part of your home’s value and appeal. Barton-Hill says rainy seasons can wreak havoc on patios. “The structural integrity is at risk of rot and mould if rainwater is left to pool. The wood on the patio deteriorates over time and requires regular maintenance to remain looking its best.”

Do regular checks: After heavy rainfalls, inspect your patio for any damage, pooling water, or other issues. This can include cracks in flooring, loose boards or tiles, leaks in overhead structures, or signs of mould and algae. By taking care of minor issues, you can ensure they don’t become larger and more costly in the future.

Focus on drainage: This helps prevent water runoff from sitting on your surface and eroding them. Be sure to remove any debris from drains and gutters. If you have a garden as part of your patio experience, add gravel to allow water to drain naturally. This is also great for between pavers.

Clean and repair: Wind and rain can create a mess on your patio. After heavier weather, start cleaning leaves, twigs, mud, and other debris. A surface cleaner and hose or pressure washer can leave your space looking spotless.

Seal and paint: Regular rain and persistent cleaning can wear away the waterproof seal of your flooring. Resealing this (usually every two to five years depending on your circumstances) can protect it from rain (as well as other elemental) damage. A fresh coat of varnish will also extend the life of your wooden patio furnishings.

Add anti-slip measures: Consider applying an anti-slip coating or strips, especially on smooth surfaces that become slippery when wet. At the very least, you should always remove standing water after rainfall to reduce slipping hazards.

Care for your greenery: Ensure plant pots have proper drainage holes to avoid root rot. You should also consider moving delicate plants under shelter or indoors if heavy rainfall is expected.

Weatherproof furniture: If your rain is leaving a mark on your furniture, it may be wise to replace it with water-resistant options in teak, aluminium, tempered glass, or recycled plastic. An alternative is to invest in quality covers, especially for heavier pieces that may not be easy to move around.

Opt for storage: When rain strikes, a weatherproof storage box on your patio can save the day. Simple baskets and crates can protect cushions, tools, or toys, while still keeping them handy for when you need them.

Put up a shelter: A patio covering such as a permanent roof, retractable awning, or canopy can provide protection, allowing you to use your patio even during light rain. At the very least, a large umbrella can shield parts of your patio without breaking the bank. Just be sure to secure them firmly so they aren’t able to blow away during gustier rainy weather.
